What does new flooring cost in Teesside?

Fitted flooring in 2026 sits between £15 and £70 per square metre depending on what goes down. Laminate is the budget end at £15 to £30 per m², LVT lands at £25 to £50 per m², and engineered wood runs £35 to £70 per m². Restoring boards you already own undercuts all three at £20 to £35 per m². Vinyl and safety sheet starts around £20 per m², and commercial work is priced per job once the traffic levels, adhesives and out-of-hours access are known.

Two numbers decide the bill: the floor covering itself and the state of what is underneath it. A dead-level, dry, sound subfloor takes a covering straight away. A springy Victorian timber floor, a pitted 1960s screed or a slab with a moisture reading too high for adhesive all need work first, and that is where quotes diverge wildly. Ask for preparation to be itemised and two quotes suddenly become comparable.

Teesside houses, Teesside subfloors

The right floor here is decided under the boards, not in the showroom. The Victorian and Edwardian terraces of Middlesbrough, Stockton and Hartlepool sit on suspended timber with airbricks and joists, which suits engineered wood and often hides original pine worth sanding rather than covering. The post-war and new-town estates of Billingham, Thornaby and Dormanstown are concrete slab, usually with an old bitumen or screed layer, so levelling comes into the conversation early. Later estates like Ingleby Barwick and the Wynyard fringe are power-floated slab, frequently with underfloor heating, which rules some products out and makes tog ratings a real decision. On the coast at Redcar, Saltburn and Seaton Carew, wind-blown sand behaves like sandpaper on a soft finish, so hallway matting and a hard-wearing wear layer earn their keep.

What a proper flooring quote spells out

Flooring is quoted per square metre, which makes it look simple and hides the parts that actually cost money. A quote worth comparing states all of this in writing.

• The measured area: square metres by room, plus the wastage percentage for pattern, plank direction and diagonal lays. Roughly 10 per cent on a plain lay is normal.
• Subfloor preparation: latex levelling, plywood overlay, board fixing or damp testing, priced as its own line rather than assumed.
• The product spec: wear layer thickness on LVT, top layer thickness on engineered wood, AC rating on laminate. Those numbers, not the picture on the box, decide how long the floor lasts.
• Uplift and disposal: taking up old carpet, tile or vinyl, grippers and staples out, and skip or tip charges included.
• Trims and finishing: beading or scotia, thresholds between rooms, door trimming and reinstating skirting where needed.
• Acclimatisation: wood and LVT sitting in the room before fitting, which is unglamorous, unbillable and the reason gaps do not appear in February.
